Do I Need a Down Payment?

Yes, to purchase a home you will need a down payment. In Canada, you will need the following for the down payment on the purchase of a home or investment property:

  • If the home or property is $500,000 or less, you will need at least 5% of the purchase price

  • If the home or property is $500,000 to $999,999, you will need at least 5% of the first $500,000 of the purchase price, along with 10% of the remainder

  • If the home or property is $1,000,000 or more, you will need at least 20% of the purchase price.


How Do I Save for a Down Payment?

How you save for the down payment on the purchase of a home or property can depend on various factors. Some may choose to utilize saving accounts such as TFSA’s or RRSP’s, while others may find support through family members or take a traditional approach to saving with a combination of spending less, paying down debt and storing funds in a savings account.
